TMZ has learned Octomom Nadya Suleman has until the end of business on Tuesday to either pay more than $450,000 for her house ... or she'll be on the receiving end of a foreclosure lawsuit.
As we first reported, Octo didn't make a balloon payment of $450,000 on March 10. She's also behind $4,139 on monthly payments.
The person who sold the house to Octo and holds the note, Amer Haddadin, tells TMZ he will give her until Tuesday to pay the two amounts, plus interest and attorney's fees, or his lawyer will file to foreclose on the house.
Amer says he owes the bank the same amount that Octo owes him, and he's about to go under.
As for why Octo isn't paying ... it's a mystery to Amer -- he says it's been radio silence.

Octomom Nadya Suleman and her 14 kids may become homeless ... because she's fallen behind on mortgage payments to the tune of more than $450,000 ... this according to the person who holds the note on the property.
Octomom bought the La Habra, CA house in March, 2009. The seller, Amer Haddadin, transferred title to Octo's dad. In return, Octo and her dad were required to make monthly payments of $4,139 for one year. On March 10, 2010, a balloon payment of $450,000 was due.
A rep for Amer tells TMZ Octo hasn't paid the $450,000. And, he says, she didn't make the last $4,139 payment. He also says, she's been late on three other recent monthly payments. Amer says he "tried to handle this in a gentlemanly way" but unfortunately it's come to this.
Amer's rep says he intends to initiate foreclosure proceedings against Octomom.
We could not reach Octo for comment.

A prospective "OctoMom" trademark holder is one step closer to sealing the deal -- and their name ain't Nadya Suleman.
As we previously reported, a company called Super Happy Fun Fun was seeking to use the name in connection with video game content -- and now we know what they're planning on doing with it.
The company -- who filed for rights to the Octo-moniker a month before the cackling mother of 14 did -- is putting the finishing touches on an iPhone game (screenshots above), which they'll then submit to the U.S. Patent and Trademark Office for final trademark stamp of approval next week.
In the game, you're OctoMom in the delivery room -- and the goal is to shoot a baby out of her hooha and into the hands of her waiting mother. And yes, there's extra credit if you do it when a paparazzo is in the room.
If Super Happy gets approval, it doesn't mean Ms. Suleman can't cash in too -- as we previously reported, she's already applied to trademark her name in connection with reality TV, clothing and diapers.

Nadya Suleman celebrated cracking up on "The View" by hitting the NYC club scene on Wednesday night.
While someone else watched her 14 kids, the 34-year-old OctoMom did her best "Sex and the City" impersonation and partied with pals at some hotspots in the Meatpacking District -- including Tenjune and Greenhouse, where this photo was taken.
We're told Octo partied way past 2 AM -- and the DJ kept shouting her out in the middle of the club.
Sources inside Tenjune tell us Octo was pretty quiet inside the joint -- no drinking, no dancing.

Photos of Octomom in an ultra-skimpy bikini have led to ferocious legal stand-off -- and not just because the pics are sexy in a "not bad for 14 babies" kinda way.
The photos -- which contain the first images of Nadya Suleman's shockingly tight tummy -- were published on TheDirty.com recently without the permission of Polaris Images, the company that owns the pics.
But Polaris is pissed -- and fired off a cease and desist letter to the website, claiming the photos were "published illegally and without Polaris Images' consent" and demands the website "immediately" take them down ... or else.
At the time this story was published, the pics had not been removed from TheDirty.

Nadya Suleman just got a serious spot from someone at the gym she was recently banned from -- someone committed to saving her body through the power of money.
TMZ has learned an anonymous benefactor rolled through a 24 Hour Fitness location in L.A. Wednesday afternoon and threw down enough cash to pay for a one-year gym membership for Octomom ... since she apparently couldn't afford to pay it herself.
As we first reported, Octo was cut off from the gym after she fell behind on her membership fees three separate times.
No word if the mystery man will spring for a sitter to tend to the 14 kids while Nadya continues to tend to herself.

Now we know why Octomom Nadya Suleman works out in the middle of the night ... it's easier to get into the gym when you're persona non grata.
We found out Octomom fell behind on her membership fees at least three times at 24 Hour Fitness. Looks like the gym has a 3 strikes rule, because our sources say Octomom's membership was yanked January 4.
As for what led up to the termination ... Octo apparently used at least two credit or debit cards that were declined.
Suggestion -- if Octo needs a workout, she can lift her 14 kids.

A judge in Santa Ana, Calif. took the side of Octomom Nadya Suleman yesterday and smacked aside a petition filed by some guy trying to get the court to appoint an independent guardian to monitor her children's money.
A random guy named Paul Petersen had filed, and been granted, a petition to have someone watch over their moolah since Octomom was striking all sorts of deals. But yesterday a California appeals court ruled in her favor, vacated the previous order, and called the whole thing an "unprecedented, meritless effort by a stranger."
Octomom can go about profiting off her children without further interference.

The Medical Board of California says Octomom Nadya Suleman "was placing her offspring at risk for potential harm."
The Board is recommending that Michael Kamrava, the fertility doctor who artificially inseminated Suleman, be disciplined because he acted with "gross negligence" with regard to her treatment.
The Board concluded, "His failure to recognize that [Suleman's] behavior was outside the norm and that her conduct was placing her offspring at risk for potential harm."
The Board is recommending that Dr. Kamrava's license be revoked or suspended.

The doctor who helped Octomom Nadya Suleman bring eight babies into the world is being accused of negligence by the Medical Board of California.
According to the board, Dr. Michael Kamrava acted beyond the reasonable judgment of a treating physician by repeatedly providing fertility treatments to a patient who was only identified by the initials "N.S." Ring a bell???
The board is demanding the "revoking or suspending" of the Doc's Physician and Surgeon's license. No hearing date has been set.
Back in October, Kamrava was given the heave-ho from something called the American Society for Reproductive Medicine in the wake of the octo-birth.
